Positioned just over 3 miles from the international airport, this 75-acre site presented an opportunity to develop 522,750 square feet of Class A industrial space across multiple buildings. Despite challenges posed by significant grade differences and wetland features, Design Construction Insights (DCI) employed a detailed approach to design, site work, and team engagement, positioning the project for success.

When initial pricing exceeded expectations due to peak market demand, DCI reassessed the situation, re-pricing the project once market conditions stabilized. This strategic decision paved the way for a phased approach, enabling the project to move forward while aligning with the client’s financial goals. Recognizing the potential for evolving tenant needs, Phase 1 incorporated two rear-load buildings, while Phase 2 offered flexibility to construct either two rear-load buildings or a single cross-dock facility, maximizing long-term value and appeal.
