Seamless Collaboration Ensures Success
Converting a 632,750 sf speculative warehouse shell into a fully-occupied, conditioned distribution hub was a challenge this project team embraced and executed seamlessly. Collaborating from the very beginning, the team developed the right questions to understand client needs and develop a comprehensive project plan. Quick responses from all parties involved allowed the team to propose options and resolutions efficiently. Supplemental plans were prepared, and costs were identified to facilitate swift pivoting as needed. Key considerations included HVAC design, warehouse conditioning requirements, equipment delivery timeframes, primary power loads, and permitting.
Prepared for the Unexpected
Fully conditioning a large footprint warehouse necessitates numerous HVAC units, which are often not readily available. Understanding this and the then-current challenges with HVAC equipment, the team prioritized the design and full release of these units. Equally crucial was establishing a primary power service to handle the increased demand. Both tasks were engaged early to expedite the process while a projected schedule was communicated to the tenant. With these long-lead items in mind, a phased occupancy plan was discussed and implemented to facilitate early tenant occupancy.
Agility Yields Remarkable Results
All HVAC units arrived weeks ahead of the original delivery date, enabling the team to expedite roof frame installation and unit setup. Additionally, utility load calculations revealed no need for a primary power service change. These combined advantages resulted in 100% project completion several months ahead of the scheduled substantial completion date.

Regular engagement with the project team through calls and meetings, partnering with the tenant to work through key items, and maintaining focus on both critical and overall items were instrumental in the project’s success. The team communicated at a very high level and responded quickly with solves to execute on each project challenge.
